  Current Open Houses
If you are working with a real estate broker/agent and you visit an Open House sponsored by another agent or firm, please advise the Open House Agent about your relationship with your agent. If you have entered into a Buyer Agency agreement with your agent, you could be legally obligated to pay a sales commission to your agent even if you purchase a home from another agent. It is better to visit an Open House with your agent or to advise them that you plan to visit open houses so that they can tell you how to present yourself to the Open House Agent.

  Let's Talk About Agency
Early in your communication with your real estate agent the subject of -"agency" will arise. In Section 54.1-2130 of the Code of Virginia agency is defined to -...mean every relationship in which a real estate licensee acts for or represents a person's express authority in a real estate transaction, unless a different legal relationship is intended and is agreed to as part of the brokerage relationship.
